Marketplace transparency
This page meets the transparency requirements of Greek Law 4933/2022 and EU Directive 2019/2161 on better enforcement and modernisation of consumer-protection rules.
How listings are ranked
By default, listings are ordered with paid placements first and then by publication date, newest first. Paid placements are always labelled "Promoted", they only ever appear among results that already match your search, and they never change a listing's price, its Ruaa Score, or its valuation. When you choose a sort of your own, such as price or size, that sort governs and paid placement does not override it. An agency subscription does not influence the ranking of an individual listing.
Differentiating sellers
Each listing indicates whether it is published by an individual or by a professional (agency). When you buy from a private individual, Greek Law 2251/1994 on consumer protection does not apply.
Allocation of responsibilities
Ruaa is a hosting platform. We are responsible for the availability of the platform and the display of listings. The seller is solely responsible for the accuracy of listing information and the fulfilment of the contract.
Verified Owner program
Owners may upload a Cadastre extract to obtain a Verified Owner badge. We review submissions and apply the badge only after a successful match between the submitted document and the listing's KAEK. The badge is a prerequisite for cross-listing to ruaa.gr (Golden Visa portal).
DAC7 reporting
When a long-term-rental listing closes through the platform, Greek Law 5047/2023 (DAC7) requires us to collect the owner's tax-reporting details and report them annually to the Independent Authority for Public Revenue (AADE). The owner remains solely responsible for any tax obligations.
